What is an Appraisal ?
An appraisal is the act or process of developing an opinion of value. An appraisal is an unbiased opinion of a particular property's value. The data considered to form this opinion is derived mainly from recent market sales in the property's immediate neighborhood called "comparable sales". The appraiser typically inspects the property to report the property's features, including but not limited to heated and unheated square footage, room count, quality of construction, and any observation of deferred maintenance or defects. The appraiser also observes the immediate neighborhood for any nuisances or conditions that may affect the property's marketability. The appraiser then compares the property to the "comparable sales" and makes adjustments for value related differences. Sometimes the appraiser may also complete a cost analysis to further support the value opinion. The appraiser's comprehensive findings are reported in a variety of report form types, typically selected by the mortgage professional.
